What Is TRevPAR? (Total Revenue per Available Room)
TRevPAR — Total Revenue per Available Room — is a hotel performance metric that measures all revenue generated per available room, including rooms, food and beverage, spa, events, and other ancillary streams, divided by the number of available rooms over a period.
Unlike RevPAR, which counts room revenue only, TRevPAR captures the full commercial value of each room the hotel has to sell.
How is TRevPAR calculated?
TRevPAR = Total Revenue ÷ Available Rooms
(OVER THE SAME TIME PERIOD)
For example, a 200-room hotel that generates $600,000 in total revenue (rooms plus all ancillary) over a 30-day month has 6,000 available room-nights, giving a TRevPAR of $100.
TRevPAR vs RevPAR: what's the difference?
| Metric | What it measures | What it misses |
|---|---|---|
| RevPAR | Room revenue per available room | All non-room (ancillary) revenue |
| TRevPAR | Total revenue per available room | Nothing — captures the full guest spend |
RevPAR answers “how well are we selling rooms?” TRevPAR answers “how much total value are we creating per room?” As hotels grow spa, dining, experiences, and local-partner revenue, RevPAR increasingly understates performance — which is why TRevPAR has become the metric of choice for measuring hotel ancillary revenue.
Why does TRevPAR matter?
It reflects the whole business. A hotel can have flat RevPAR but rising TRevPAR if it's growing ancillary revenue — real growth that RevPAR alone would hide.
It rewards the right behavior. Focusing on TRevPAR pushes hotels to grow revenue per guest, not just chase occupancy or rate.
It fits the modern hotel. As the guest relationship — not the room night — becomes the unit of value, TRevPAR is the truer measure of commercial performance.
How do hotels improve TRevPAR?
By growing revenue beyond the room: systematic hotel upselling, activating underused assets (spa, parking, event space), selling curated experiences, and capturing destination spend through trusted local partners.
